    It's a clean machine.

Congrats! Finding such a clean survivor is a long shot because so many of these were snapped up to use as long distance commuters during all the gas price spikes in the years since this sample left the showroom.
EPA dyno numbers are 39.6 city and 37.9 highway, so there's little reason to expect less than low 40s in daily use.

Numbers are that high for a 4wd? Right now the display says I'm getting 32MPG average, but I haven't driven it much. Just from the guy's house to my house which was about 10 miles, and I just drove it a mile to a Shell station to top off the tank.

Yes. Remember these are dynamometer numbers, not window sticker figures.
    From the sheet:
    2010 FOMOCO Ford Division ESCAPE HYBRID 4WD FMX 6 2.5 4 Auto(AV) 30 27 29 39.6 37.9 38.8165
    2010 FOMOCO Ford Division ESCAPE HYBRID FWD FMX 7 2.5 4 Auto(AV) 34 31 32 45.2 42.9 44.1352

FWD is 45.2 around town and 42.9 on the open road. And 4WD is 39.6/37.9.
If the car really has been sitting a while, you may have to run it around a while for it to loosen up again. Make sure tire pressure is "optimized".
Your description of your commute suggests it is largely "around town", which is 39.6 on Uncle Sam's Dyno - so there's little reason to doubt you'll see the 40s.

Oh yeah, she has sat a lot. The tires look like brand new, but the date code is 7 years and they're flat spotted. I tried yesterday afternoon to do a battery rebalance with Forscan on my laptop, but it kept failing at 5% complete. I'll try again on Saturday when I have a whole day to play with it. I also suspect that the 1/2 tank of fuel I bought it with was probably very old. I topped it off with Shell last night and I'm going to try and run it through.
